Rent Agreement in Chandigarh: A Practical Checklist
By Our team · Updated 12 Oct 2026 · 3 min read
A clear rent agreement protects both you and the owner. Most disputes we hear about — a deposit that never came back, a sudden rent hike, an argument over who pays for a broken geyser — happen because something wasn't written down. Here is what a good agreement in Tricity should cover.
This guide is general information, not legal advice. For anything unusual, speak to a lawyer before you sign.
How long should the agreement be?
Most residential agreements in Chandigarh, Mohali and Panchkula are written for 11 months. It is the most common choice for homes, and it can be renewed with a fresh agreement when it ends. Longer agreements are possible, but they usually need to be registered, which adds cost and paperwork.
For shops and offices, longer terms with a lock-in period are normal. Read the lock-in clause carefully: it decides how early either side can leave without paying a penalty.
What the agreement must include
- Names and addresses of the owner and every adult tenant.
- Full property address, including floor and flat number.
- Monthly rent, the due date and how it will be paid.
- Security deposit, and exactly when and how it will be refunded.
- Maintenance charges — who pays society maintenance, electricity and water.
- Notice period for both sides, usually one month.
- Yearly increase, if any. A fixed percentage avoids surprises.
- Repairs: who pays for small fixes, and who pays for big ones.
- A list of furniture and appliances handed over, with their condition.
The security deposit
In Tricity, deposits for flats are commonly one to two months' rent; PGs often ask for one month. Whatever the amount, the agreement should say:
- The deposit amount, paid by bank transfer so there is a record.
- What can be deducted — unpaid rent, unpaid bills, or damage beyond normal wear and tear.
- How many days after you move out the owner will return it.
Take dated photos of every room on the day you move in. They are the easiest way to settle arguments later.
Police verification
Chandigarh and the surrounding districts expect owners to get tenants verified by the local police. In practice, the owner usually submits the form and you provide your ID proof and a photograph. Keep a copy of the acknowledgement. Every listing on our site reminds owners about it, and our team can tell you how it works for a specific property.
Documents you'll be asked for
| Who | Usually needed |
|---|---|
| Tenant | ID proof, recent photo, employer letter or college ID, previous address |
| Owner | Proof of ownership, ID proof |
| Both | Signatures of two witnesses on the agreement |
Before you sign
- Read the whole agreement, not just the rent line.
- Make sure any promises made during the visit — a new mattress, a repaired tap — are written in.
- Pay the deposit and first month's rent only after you have the signed copy.
